In certain ways, it feels as though the world has hit the pause button, the Bay Area included. However, even during the current situation many San Jose developments have continued to make progress with new developments still entering the scene. This month San Jose has seen a major groundbreaking, transfers in ownership, and new proposals!
Platform 16, a 1.1 million SqFt office campus, broke ground earlier this month at the site located off Julian St and Autumn Parkway. This megaproject is ideally located within a 10-minute walk of Diridon, the SAP Center, Whole Foods, and San Pedro Square Market.
The developer, Boston Properties, is committed ensuring that this project is attractive to all of the largest tech companies, which lends to the possibility of a flagship tenant such as Google taking over the entire space. They are accomplishing this by including large floor plates, 15-foot ceilings, and 16 outdoor terraces.
The first phase of the project is expecting an early 2023 delivery date.

Over in the SoFA District, a London-based developer specializing in student housing, has purchased the plans for Garden Gate Tower.
Currently the Garden Gate Tower design imagines a shiny 27-story tower with an impressive penthouse amenity floor. It was slated to have 290 condos and 4,840 SQFT of retail space.
With the developer, Scape, specializing in student housing, it is possible they will try to convert this into a co-living or student housing building. This concept is not foreign to the area as nearby The Graduate has already starting taking tenants and KT Urban is planning an 850-bedroom co-living tower.
Finally, Little Italy may be the site of a new boutique hotel. Developer BPR is looking to replace 3 single-family homes on West St. John Street with a six-story hotel. The existing homes would likely be relocated.
This hotel would have 105 guest rooms and some available parking that could hold up to 41 vehicles. It would be located across the street from Henry’s Hi-life and next to Enoteca La Storia, which are both excellent and established restaurants. Additionally the Little Italy area has other great offerings including Bel Bacio Coffee and Paesano Ristorante Italiano. Built adjacent to the Guadalupe River Park, the location offers easy walking access to the SAP Center and San Pedro Square.
As we move through and adapt to this new, temporary normal, we will watch to see how the wave of downtown development is truly effected.
